1. General provisions

AM Estate (hereinafter referred to as the “Company”, “we”) is a real estate agency operating in Batumi, Georgia. This Privacy Policy explains what data we collect from visitors to the ru.amestate.ge website (hereinafter referred to as the “Site”), how we use it, store it and protect it when you submit a request through the Site (hereinafter referred to as the “Client”, “you”).

By submitting a form on the Site or otherwise providing us with your contact information, you confirm that you have read this Policy and agree to the processing of your personal data under the conditions described below.

2. What data do we collect

We collect only the data that is necessary to process your application and contact you:

• name specified in the “Leave a request” form;
• telephone number specified in the same form;
• text of the message and information about which page (LCD, catalog) the application was sent from;
• selected interface language - stored in a technical cookie so that the Site remembers in which language to show you content;
• standard technical data that is automatically recorded by any web server: IP address, browser and device type, pages visited, time of visit.

We do not request date of birth, passport data, bank card details and other sensitive information through the Site - such data, if needed for a transaction, is collected only offline, directly by our agents.

3. Purposes of data processing

The data you transmit is used solely to:

• contact you regarding an object or application of interest;
• at your request, send suitable object options;
• keep basic internal records of requests so that managers do not lose requests;
• improve the Site and understand which pages are useful to visitors (using only the server’s own logs - see section 5).

We do not use your data for automated decision-making, profiling or any purposes unrelated to your application.

4. Cookies

The site uses a functional cookie, which remembers your chosen interface language for a year, as well as its own technical cookie with a random identifier (not linked to a name or other personal data), which helps us see which pages you visited, how much time you spent on them and which “Leave a request” button you clicked - this helps us understand which sections of the site are interesting to visitors, and is not associated with advertising or displaying personalized content. Also installed on the Site is Google Analytics (connected via Google Tag Manager) - it shows us in an impersonal form how visitors use the site (which pages are opened, from which country and from which device). To do this, Google sets its cookies and receives your IP address and browsing data; such processing is subject to Google's own privacy policy. Analytics data is used in aggregate form only and is not used to personally identify you. You can disable this collection through your browser settings, ad blocker, or the official Google Analytics Opt-out Add-on. We do not use advertising pixels or other third-party tracking scripts.

5. Data storage and protection

Application data (name, phone, message) is stored in a database on the hosting that serves the Site, and is accessible only to authorized AM Estate employees through a password-protected admin panel. New requests are additionally sent to managers in Telegram so that requests are processed quickly - this is an internal notification channel, not public.

We take reasonable technical and organizational measures to protect your data from unauthorized access, loss or disclosure. No method of transmitting data over the Internet is 100% secure, but we strive to adhere to current practices that are reasonable for a site of this size.

6. Transfer of data to third parties

We do not sell, rent, or share your personal information with third parties for marketing purposes.

Data may only be transferred in the following limited cases:

• if you write to us on WhatsApp or Telegram, the correspondence and data you enter there are additionally subject to the privacy policy of the corresponding messenger, since communication takes place on its platform;
• to our hosting provider - solely as a technical processor storing Site data on our behalf;
• if required by applicable law or lawful request of a government agency.
